With the nights definitely drawing in, and the days noticeably colder, it is vitally important that all house sellers are presenting their property to its full advantage! As many vendors are now happy for their estate agent to show their property on their behalf – many giving keys to make access all the more convenient – it is important that your home is always looking its best!  First impressions really can be the difference between a successful sale, or not.  So in the first instance, ensure the front of your property is tidy; have the gardener over to clear away the autumn debris, tidy up the flower and shrub borders, and sweep away the rotting leaves – especially making paths and walkways accessible and safe.  If you’re out for the day, but you know its getting dark around 3.30pm, leave a porch light or outside light on, and another in the hallway – even a lamp.  Likewise, set your heating timer to be on a medium to low temperature throughout the day, thus taking the chill off the house.  On entering a property, a warm and cosy entrance will immediately show the house to be welcoming.  It may seem a pretty obvious thing, but kitchen clutter can be a real turn off, so put those dirty dishes in the dishwasher, move all newspapers/letters/magazines etc covering surfaces to a tidy pile, and wipe up the area around the dog’s bowl on the floor.  Have a quick scout around before you leave to ensure all toilet lids are down (a blast of air freshener would be good too), beds are made, and all extraneous clothing – particularly over bannisters and in the hallway, are all removed.  Move skateboards, shoes, wellies and buggies to the understairs cupboard.  You want your home to look comfortably lived-in – not dumped on.  Clutter implies lack of space – which in turn may discourage a potential purchaser if the house appears too small….

  • Woodside Park is one of the most appealing neighbourhoods in N. London and Chiddingfold is probably one of the most desirable streets.  Our house was on Chiddingfold so there was every reason why it should have sold quickly and at a good price.  However, it did not sell quickly because initially we didn’t have the right estate agent.  The reason we chose the wrong one is because he set a very high price for our property.  Our mistake was in confusing a high price with the right price.  It didn’t take long before we realised our mistake.  Weeks went by without visits from potential buyers.  That told us that we were not at the right price.  As soon as we were able, we switched to the right firm “REAL ESTATES” headed by the right estate agent.
